Common questions
Does the square-foot rate include everything?
Not necessarily. The calculator treats the construction rate as your editable house-building allowance, then adds separate allowances for site work, utilities, driveway and permits so you can see those scopes explicitly.
Should I include land?
This calculator focuses on the construction project. If you already own land, keep the land purchase outside the construction subtotal. If you are evaluating a complete acquisition, add the land cost separately in your overall project budget.
Why add contingency?
Early budgets have unknowns. A contingency gives you a visible reserve for scope changes and conditions that are not fully defined yet. Replace it with the reserve required by your lender or project team once the project is better defined.
Can I use this for a modular home?
Yes as an early budgeting framework, but use a modular manufacturer's quote and your site-specific foundation, transport, crane, utility and site-work costs for a more complete budget.
